Christmas 07..My son was diagnosed with a rare terminal illness, my wife and I maxed out all of our credit cards and savings to keep him comfortable as long we could. Since my sons death we thought there would never be light at the end of the tunnel. Fortunalty for us some time ago our preist reffered us to a gentleman named Joseph Zappoli. Joe truly showed us the way and has walked us out of the fire. Today we are debt free and able to start out life over. Our credit has been restored, if only Joe could have brought my son back all our praires would have been answered.

"I could not believe it" I can not believe how good this company works. At first I was a little scared of the whole modification process and sooooo many companies popping up to help. I fell into some hard times and through a friend was recommended Allstate Title. I felt confident as this is a company that is ATTORNEY OWNED, and not just some "person" screwing you over. I signed up for them to modify my 2nd only of which I owed 70,000.00 as a test of their abilities............. They settled my loan for 5500.00!!!!!!!!! Can you believe that. NO MORE 2ND MORTGAGE!!! Now they are doing my firstMarch 31, 2009 by "Greatful home owner" in Miami, FL COMMERCIAL MORTGAGE I own a commercial shopping center with an $18,000,000 dollar mortgage. My monthly payments are $133,000 plus taxes and insurance and all of my tenants have either vacated or are in bankruptcy or are not paying. My bank refused to modify my 7.5% commercial mortgage. SO I HIRED ALLSTATE TITLE AND THEY FINALLY AGREED TO WORK WITH ME. They agreed on a 6 month freeze on monthly payments so that I can work out arrangements with my tenants and or get in new ones and they lowered my rate to 5% which is now a savings of $25,000 every month, not to mention the 6 months of no payments. Everyone told me you cannot modify a commercial mortgage. OUR DAYS WERE DARK AND THERE WAS NO HOPE. OUR PASTOR DIRECTED US TO A LOCAL COMPANY FOR A CONSULTATION. INITIALLY WE WERE A LITTLE SKEPTICAL. WE MET WITH A GUY NAMED LOU SILVER WHO WAS VERY DIRECT AND TO THE POINT. DID NOT SUGAR COAT ANYTHING, BUT WAS EXTREMELY SURE OF HIMSELF AND THE ABILITIES OF HIS FIRM. WE FOLLOWED OUR PASTORS ADVISE AND WITH FAITH, HELD ONTO LOU'S HAND AND LET HIM GUIDE US THROUGH THESE DIFFICULT DAYS. YOU MUST KNOW THAT WHEN WE MET WITH LOU, WE WERE 10 MONTHS BEHIND AND DEEP INTO FORECLOSURE. AS OF TODAY...THROUGH GODS BLESSINGS AND THE WORK OF THIS FIRM, OUR HOME IS OUT OF FORECLOSURE AND ALL THE PAYMENTS WE WERE BEHIND WERE PLACED AT THE BACK OF THE LOAN. IN ADDITION, THE PRINCIPAL BALANCE WAS REDUCED TO CURRENT MARKET VALUE AND THE RATE WAS DROPED TO 4% FIXED PRINCIPAL AND INTEREST FOR THE ENTIRE REMAINING 28 YEARS. I was informed every step of the way. My modification took about 4 months give or take. The first 30 days I was in a constant panic. As the second month came, I was getting emails and phone calls every week. The communication was terrific. They kept me in the loop and when the modification arrived at my door, without any notice, I called Allstate and arranged to bring in the document for them to explain it to me. Actually turned out better than they predicted. Bottom line is they delivered the services they promised and never ignored my calls. I would hire them again if I could.

MET WITH LOU SILVER ABOUT 3 MONTHS AGO. AT THAT TIME I WAS SERVED WITH FORECLOSURE PAPERS. HE WENT OVER MY FINANCES AND MY MORTGAGE AND SAID...."NO PROBLEM". I WAS SKEPTICAL BUT HAD NO WHERE TO TURN. WE HIRED ALLSTATE TITLE TO SAVE OUR HOME. JUST THE OTHER DAY, WE RECEIVED NOTICE OF THE ACTUAL COURT DATE TO SECURE THE JUDGEMENT AGAINST US AND ON THAT SAME DAY, FROM THE BANK, WE RECIEVED A 36 YEAR, FIXED PRINCIPAL & INTEREST 4% MORTGAGE. ALL THE DELINQUENT PAYMENTS ..ALMOST 9 MONTHS WERE PUT AT THE BACK OF THE LOAN. WE ARE OUT OF FORECLOSURE AND OUR HOME IS OURS...FOREVER. WE CANNOT ASK FOR MORE AND BEG EVERYONE OUT THERE TO GIVE THIS FIRM A CHANCE. AT LEAST MEET WITH THEM BEFORE MAKING ANY DECISIONS. AGAIN, WE CANNOT TELL EVERYONE ENOUGH HOW THANKFUL AND PLEASED WE ARE. GOOD LUCK TO ALL THOSE THAT ARE IN TROUBLE. GOD SPEED.

I met with Lou Silver at Allstate and after about an hour, he told me that he just could not take on my matter because he did not believe that he could help me. He asked me to at least write this comment as a form of compensation for his one hour consultation. He gave me an honest answer and did not try to charge me one dime. In todays world, especially in an industry where many other companies prey on the misfortune of others, his honesty and integrity is extremely rare and very much appreciated. MY RATE WAS GREAT, BUT MY TERM WAS A FIFTEEN YEAR MORTGAGE THAT MY HUSBAND SIGNED FOR 3 MONTHS BEFORE HE DIED. I ALWAYS ASKED MYSELF, IF ONLY BOBBY NEVER REFINANCED TO A 15 YEAR MORTGAGE. WITHOUT BOBBY'S INCOME, MAKING THOSE PAYMENTS WERE IMPOSSIBLE. THEY GOT THE BANK TO CONVERT TO A 30 YEAR TERM AT THE SAME RATE AND CUT MY PAYMENTS ALMOST IN HALF. IN ADDITION, THEY PUT ME IN TOUCH WITH AN INSURANCE AGENT WHO CUT MY PREMIUM OVER 52%. IN THE END, I AM PRETTY PROUD OF MYSELF FOR MAKING THE CHOICE ON MY OWN TO HIRE THIS COMPANY. HAD A VERY DIFFICULT TIME FINANCIALLY. EVERYTHING WAS GETTING TO ME. CONSIDERED THROWING IN THE TOWEL AND JUST LEAVING THE HOME FOR A RENTAL APARTMENT. WE HAVE TWO DOGS AND THAT WOULD HAVE MEANT TELLING MY KIDS THAT NOT ONLY WE LOST THE HOME BUT SAY BYE BYE TO YOUR DOGS. SO MANY PEOPLE IN THIS COUNTRY ARE GOING THROUGH THIS BUT THAT DOES NOT HELP THINGS TO KNOW YOU ARE NOT ALONE. YOU JUST WANT THE PROBLEM FIXED. THAT IS WHAT ALLSTATE TITLE DID. THEY FIXED MY PROBLEM. TOOK A LITTLE OVER 4 MONTHS BUT THEY FIXED MY PROBLEM AND I AM NEVER LEAVING THIS HOME, NEVER. I NOW HAVE A 30 YR FIXED MORTGAGE. I went on line and somehow came to deal with a Florida Based Attorney Owned Title Company. Spoke with Lou Silver, thought he was extremely aggressive and liked that about him since only someone with that attitude will be successful in renegotiating a mortgage. I gave it a shot and the staff was constantly updating me on the progress and the strategy of my negotiations. Their Negotiator, Jeff Smith was very spefic in planning the strategy and following through with a plan of attack. All I know is that what I tried to do on my own, They did in 60 days. I will admit I was skeptical about hiring a firm so far away from where I live, but they resolved my mortgage and we now have a monthly payment we can live with. Just wanted to post this for all of your skeptics out there that live too far from thier office, HIRE THEM AND GIVE IT A SHOT..THEY ARE THE REAL DEAL.

Met with Allstate to seek advice on the differance between Short Sales and Foreclosure. They explained everything in detail to me and directed me towards a Mortgage Modificaiton and a County Grant which I qualified for. I had no idea that there were Grants to help people facing Foreclosure. This was a very tough time for my wife and kids. We walked into that office thinking we were making arrangements to sell or lose our home and now we just painted my daughters bedroom pink with a Disney border. What a differance a day makes. I am glad we took the time to meet with Allstate and mde the commitment to save our home. Everyone else told us we had no options and there was no way out. These people saved our home....end of story.

I do not want to list my name because I am embarassed by my situation. I met with Lou at Allstate Title Agency. My husband recently passed and I needed help right away. I had no money. The helped me even though I could not afford to pay them. Writing this review was the least that I could do. They reduced my mortgage payment by 25% and then they sent me to an insurance agent who cut my homeowners insurance by 50%. ALL I CAN SAY IS I AM THANKFUL FOR YOUR GENEROSITY AND HELP. GOD BLESS.

All I can say is that I was referred by my banker at Bank of America to call Lou Silver and arrange to meet him in person. I called Lou and we did the entire deal over the phone on the 29th of July. Today, my entire mortgage modification was resolved. Not even 30 days. The result was actually better than Lou said it would be. I am saving over $900 every month starting with my next payment September 1, 2008. As a widow, living on a fixed income, this was a miracle and will change my life for the better in the coming years. I was in foreclosure and behind 3 months when I met with Lou Silver. He was very direct and aggressive, and I knew I needed that in order to get me out of trouble. 4 months later, I went from 10.5% to 6.125% fixed for the entire remaining term of my mortgage, all delinquent payments defered and my new payment starts November 1, 2008 ..that new payment is $1500 less than my old mortgage payment. WORTH EVERY PENNY AND MORE...THEY DID AN UNVELIEVABLE JOB.

I was skeptical because of so many companies out there claiming to be able to do this and not doing anything. They delivered everything they said they would to the penny. Art Gundling, the attorney answered my calls whenever I had a question, they kept me in the loop and reduced my payment, got me out of foreclosure and I would refer them to everyone I know.

I was in foreclosure, behind due to a health matter. Once back to work, the bank would not accept anything less than all the delinquent payments. Lou and the staff got the bank to waive the defer the delinquent payments and simply allow me to start making my usual monthly payment again. The foreclosure stopped and they fixed my adjustable rate. Took about 4 months, but I know what was happening every minute. These people saved my home.....they will always be in our prayers.
